There are two models: flipping and rental.
First, flipping (foreclosure) is no longer a good model at current market,如山 has a good write-up on it. It used to be very sweat; couple years ago, I know many Chinese grouped together to invest in flipping. The returns were quick and easily for 10~25% net return.
Now, more feasible model in current market is for rental income. However, bank does not give mortgage for 5% down-payment; not even 10%, it needs be 25%! With cap-rate at 10% range, it is still pretty good (long-term) investment; but is it good for people from mainland?
