The one you have mentioned is called tax delinquency auction? The foreclosure one is the owner could not pay the monthly mortgage for several months or more than six months. The bank tries to get the loaned amount back. If the owner paid 20% down upfront and the property appreciated for a few years, you may get a good deal at the court during the auction time. What you need to do is talk to the bank to see what kind of dollar amount they are seeking, say $150k. Please remember the bank is not in real estate business. They just try to get their money back or to cut the loss asap. Then, on the auction day you bring your checkbook with you to bid for the house if you have cash. If not, you need to bring your mortgage bank personnel with you with a check ready from your bank. I had both experience. What I paid is one dollar more than what the bank of foreclosure property asked for, and there was no other bidders at all. The whole process took about 10 minutes. Of course you may be required to pay the back property tax owed by the previous owner and you take the property as it is.

I missed two excellent opportunities before!! One was about 14 years ago and one was about 6-7 years ago. You know what were my problems?? For both cases I didn't have enough money to participate the biddings. Sad
