Normally, new apartment developer would have to have contract with some banks, like BOC. They normally would pick a couple as their prefered banks and those banks will normally have representives sitting in togeter with developer's sales office. If you have foreign passport, you need to provide proof of your foreign income, like W-2 or paycheck slips. I got my load in Shenzhen just that this and it took about 20 mins to get everything done. For old apartment, the process will be more complicated which mainly involves some apprasial. If you are present in China, that's not a big hassle. However, normally Chinese banks load less on second hand apartments. For new ones, you can get up to 80% financing. It's normally less for second hand apartments.
Other thing, if you want to buy apartment in Beijing, Shang Hai, Guang Zhou, Shen Zhen. You might want to check with some Hong Kong banks (including BOC HK) and their rate is much less than Chinese banks.
